Building Regulations - Technical Guidance

Building practices, technology and construction techniques are constantly evolving, three sources to aid developers are:

The approved documents are produced by the Secretary of State to provide guidance on complying with the minimum standards of the building regulations  http://www.planningportal.gov.uk/buildingregulations/approveddocuments/

LABC (Local Authority Building Control) have also produced a series of technical guidance pages   http://www.labc.co.uk/advice-building-projects to help homeowners, housing developers and commercial developers.

We have also incorporated some technical guidance sheets that may assist you with your developments.  These can be found in PDFs at the bottom of the page.

LABC Warranty Foundation Depth Calculator

LABC Warranty's Foundation Depth Calculator is designed to enable the user to easily determine the exact foundation depth required when building near trees.  Access the Foundation Depth Calculator by http://www.labcwarranty.co.uk/foundationcalculator

The Foundation Depth Calculator includes the vast majority of trees found in the UK, however, it does not inlcude every single tree.  If a tree is not listed you should consult a structural engineer and an arboriculturist for advice.

Party Wall

The Party Wall etc. Act 1996 provides a statutory framework to enable neighbours who share a boundary to carry out building works.  Building Control does not get involved in party wall issues.  Further information can be found at https://www.gov.uk/guidance/party-wall-etc-act-1996-guidance
